Standard Home Inspection
Our Standard Home Inspection has been developed to inform you of the condition
of the property you are purchasing. It is like giving the house a physical
check up. If we discover problems or symptoms of problems we will help you
understand the significance of the issue, why it is a problem, what the
implications are and recommend how to correct the problem.
Our standard whole house home
inspection is designed following American
Society of Home Inspectors, (ASHI) and The National Association
of Certified Home Inspectors (NACHI)
standards of practice. These
standards are minimum requirements for a home inspection so we may often,
but not always, exceed the standards when appropriate.
We start our inspection by discussing
what you can expect and how you can participate in the inspection process. After
we review and sign our
Pre-Inspection Agreement we provide an extensive visual
non-destructive examination of the homes major systems, including but not
limited to:
- the heating and air conditioning,
- the structural components,
- fireplaces and solid fuel burning
appliances,
- the interior components of walls
ceilings, windows and doors,
- plumbing and electrical systems,
- the roof, the attic,
- the foundations, basements/crawlspace,
- garages, porches and decks and
grounds,
- and major kitchen and laundry
appliances.
- other inspections as requested, i.e.
Septic, Lagoon, Mold, etc.
Our
standard home inspection requires 2 - 4 hours, or as long as necessary on
site. We encourage you to attend the inspection and ask questions during the inspection.
To meet your timing needs we provide 2 types of customized inspection
reports. Our digital picture and narrative inspection report is delivered
the same day via a secure internet site, CD, fax or mail. If your needs are
immediate we provide a narrative check list style report. Both types of reports
far exceed the tightest standards.
We
are available to schedule your Home Inspection 6 days a week, Monday thru Saturday.
We provide flexible hours only needing 1 hour before it gets dark so we have
time to fully evaluate the exterior of the home. We encourage our clients to
accompany our home inspector to ask questions and discuss the conditions of the
property. The normal inspection takes 2-3 hours at the property. Once the
inspection is completed the inspector will return to the office to research and
write your custom report which will be delivered within 24hours.
